A new roof is one of the biggest checks a homeowner writes, and the first quotes can feel like they come out of nowhere. This free estimator gives you a grounded starting range before you talk to anyone. Tell it your roof size, pick a material, and it shows a low to high installed cost based on typical 2026 prices. No email required, no sales call attached.

Your cost estimate
Planning estimate only, based on typical 2026 US installed prices. Real quotes vary with roof condition, decking repairs, local labor rates, permits, and material brand. The materials and labor split is a rough guide (about 40 percent materials, 60 percent labor on a typical installed roof). Get two or three written quotes before signing anything.

Roofers price most jobs by the square. One square is 100 square feet of roof surface. The estimator multiplies your squares by a per square rate for the material you pick, then adjusts for how hard the roof is to work on. Steep pitches, lots of valleys, and tall homes all take more labor, so they cost more per square. Removing the old roof adds a tear-off charge per square. The result is a range, not a single number, because even honest roofers price the same roof a little differently.
Price ranges used in this calculator
These are typical 2026 installed prices across the US, materials and labor combined. Gulf Coast jobs often land in the middle of each range.
- 3-tab shingle: $350 to $550 per square
- Architectural shingle: $450 to $750 per square
- Metal roofing: $850 to $1,600 per square
- Tile roofing: $1,000 to $1,900 per square
- Tear-off and disposal of the old roof: add $100 to $175 per square
On a typical installed roof, roughly 40 percent of the bill is materials and 60 percent is labor, tear-off, and overhead. Your split will move around depending on the material.
What drives the cost of a new roof
Material. This is the biggest lever. A basic 3-tab roof and a standing seam metal roof can cover the same house and differ by tens of thousands of dollars.
Roof size. More squares means more material, more labor, and more disposal. Size is why getting your true roof area right matters before you compare quotes.
Pitch and shape. A gentle, simple roof is fast to install. A steep roof with valleys, dormers, and hips needs more safety setup, more cuts, and more waste.
Tear-off. If the old roof has to come off, you pay for the labor plus dump fees. Some roofs can go over the old layer, many cannot, and a good roofer will tell you which case you are in.
Access and height. Two and three story homes take more time to load, stage, and work safely.
What is hiding under the old roof. Soft or rotten decking only shows itself during tear-off. Honest quotes mention a per sheet price for decking replacement instead of surprising you later.
Frequently asked questions
What is a roofing square? A roofing square is 100 square feet of roof surface. If your roof is 1,750 square feet, that is 17.5 squares. Roofers and suppliers quote materials by the square.
How accurate is this estimate? It is a solid planning range for standard roofs. It cannot see rotten decking, structural repairs, or the exact brand of shingle you fall in love with. Real written quotes on the same house commonly vary by 15 to 25 percent from each other, so a range is the honest way to plan.
What does a new roof cost for a typical home? For a common 17.5 square roof with architectural shingles and average pitch, the estimator gives $8,663 to $14,438 installed in 2026. Add tear-off and the same roof runs about $10,588 to $17,806. Metal and tile roofs on the same house cost several times more.
Why did my quote come in higher than this range? Premium material lines, steep or complex roofs, decking replacement, and local permit and labor costs all push a real quote up. If a quote lands far above the range, ask the roofer to walk you through the line items. A good one will.
What should I do with this number? Use it to sanity check quotes and set a budget before you call anyone. If you have not measured your roof yet, start with our Roof Area Calculator to get your squares, then run our Roof Shingle Calculator if you only need materials for a repair.
